Booking Terms & Conditions& House Rules

By making a booking and staying at Grimwith House, guests agree to comply with the following terms and conditions.

Occupancy

  • The maximum occupancy of the property is 6 guests.
  • Only guests included in the booking are permitted to stay at the property unless agreed in writing in advance.
  • The property may not be used for parties, events, celebrations, weddings, commercial activities, or large gatherings without prior written consent.

Check-In & Check-Out

  • Check-in is available from 3:00pm on the day of arrival.
  • Check-out is by 11:00am on the day of departure.
  • Early check-in or late check-out may be available by prior arrangement but cannot be guaranteed.

Pets

  • Well-behaved dogs are welcome.
  • Dogs must not be left unattended in the property at any time.
  • Guests are responsible for cleaning up after their dogs both inside the property and on the surrounding grounds.
  • Dogs are not permitted on beds or furniture.
  • Any damage caused by pets will be charged to the lead guest.

Smoking & Vaping

  • Smoking and vaping are strictly prohibited inside the property.
  • Evidence of smoking or vaping indoors may result in additional cleaning charges.

Property Care & Damage

  • Guests are expected to treat the property, furnishings, fixtures and equipment with care and respect.
  • The lead guest is responsible for any loss, damage, breakages or excessive cleaning required during or after their stay.
  • Any accidental damage should be reported as soon as possible.

Breakage & Security Deposit

  • A refundable breakage/security deposit may be required prior to arrival. The amount will be confirmed at the time of booking.
  • The deposit is held as security against damage, breakages, loss of property contents, missing items, excessive cleaning costs, or breaches of these terms and conditions.
  • Guests are asked to report any accidental damage or breakages as soon as possible during their stay.
  • Following departure, the property will be inspected by the owners or their representatives.
  • Provided the property is left in good condition, with no damage, missing items, excessive cleaning requirements, or breaches of these terms and conditions, the deposit will be refunded in full.
  • Refunds will normally be processed within 7 days of departure using the same payment method used to pay the deposit.
  • Where deductions are required, guests will be provided with details of the damage, loss, or additional costs incurred.
  • If the cost of repairs, replacement, cleaning, or other losses exceeds the value of the deposit, the lead guest remains liable for the full amount of such costs.

Food & Waste

  • Please do not store food in bedrooms.
  • Guests are asked to dispose of rubbish responsibly using the bins provided.
  • Please leave the property in a clean and tidy condition.

Kitchen

  • Please wash, dry and put away all dishes, cookware, glassware and utensils used during your stay.
  • Please leave the kitchen in a clean and tidy condition.
  • Excessive cleaning required after departure may result in an additional charge.

Noise & Consideration

  • Please respect neighbouring properties and the peaceful nature of the surrounding area.
  • Excessive noise, loud music or behaviour likely to disturb others is not permitted.

Safety

  • Children must be supervised at all times, particularly due to the property's proximity to Grimwith Reservoir and surrounding countryside.
  • Guests use the property and grounds at their own risk.

Lost Property

  • Please ensure all personal belongings are taken with you upon departure.
  • Any items left behind will be retained for a reasonable period. Return postage and packaging costs will be the responsibility of the guest.

Departure Checklist

Before leaving, please ensure that:

Heating & Thermostat

  • The heating and underfloor heating thermostat(s) are turned to the OFF position.

Security

  • All windows and doors are closed and locked.
  • The rear door keys are returned to the hook by the front door.
  • The front door key is returned to the key safe and the key safe is securely locked.

Lights & Appliances

  • All lights, televisions and electrical appliances are switched off unless otherwise instructed.

Belongings

  • A final check has been carried out to ensure no personal belongings have been left behind.

Kitchen

  • Any used dishes, cookware and utensils have been washed, dried and put away.

Right to Refuse or Terminate a Stay

  • The owners reserve the right to refuse entry or terminate a stay without refund if these terms and conditions are breached or if guest behaviour is considered unsafe, illegal, disruptive or likely to cause damage to the property.

Liability

  • Guests are responsible for their own safety and that of members of their party during their stay.
  • The owners accept no responsibility for accidents, injuries, loss, theft or damage to personal belongings during a guest's stay, except where required by law.
  • Vehicles and personal possessions are left at the property entirely at the owner's risk.

Cancellation Policy

  • The cancellation policy applicable at the time of booking forms part of the booking agreement and should be reviewed prior to confirming a reservation.

Acceptance of Terms

  • By making a booking and staying at Grimwith House, guests acknowledge that they have read, understood and agreed to these Terms & Conditions and House Rules.
